
A planning application for a $15 million apartment complex in West Bay has been referred to the National Conservation Council for consideration.
The application from NCB Group came before the Central Planning Authority at its 29 April meeting. The minutes from that meeting, which were released recently, indicate that due to potential adverse impacts on the environment, the authority decided to refer the application for the three-building complex to the National Conservation Council.
NCB Group has applied to build the 60-apartment complex on a 4-acre lot on Genevieve Bodden Drive, on which a house currently exists. It is proposed that the development also include a recreational building with an outdoor kitchen, a swimming pool, a kids’ playground and a dog park.
Because of the size of the development, in its submission to the planning board on the application, the Department of Environment advised that it should be referred to the conservation council.
The site is zoned as ‘low density residential’.
According to the meeting minutes, 11 individuals attended the hearing to object to the application. Matthew Wight and Declan O’Brien appeared on behalf of NCB Group.
All of those in attendance were informed that the application hearing could not go ahead that day, and would be rescheduled once comments had been received from the National Conservation Council.
An earlier version of the application was rejected in November last year following concerns raised by the National Roads Authority about road capacity pressures to Genevieve Bodden Drive. The application subsequently submitted was revised to address those concerns, Wight noted in a letter to the planning board.
The objectors have a variety of concerns over the project, including increased traffic congestion, adequate parking, garbage management, flooding, and over-development in the area.
